1. Pricing Your Home
We conduct a comparable market analysis and take note of all the unique features of your home in order to determine a price range, and price it right from the start. The unique features of your home will not only increase the value but will also be important tools when creating the individualized marketing plan, therefore we will spend time getting to know your home.
2. Preparing Your Home
During this process you need stop thinking about the property as “your home” and more of a “house.” See our section about Preparing Your Home and how you can accomplish a lot with little to no investment.
3. Showing Your Home
We work directly with the buyer’s Realtor to schedule and set up all showings. We strive to get immediate feedback from all potential buyers and their Realtors, thus providing real time information we can use to revise or adjust our marketing strategy.
4. Reviewing Offers
There are many factors to consider when reviewing offers: purchase price, escrow deposit, closing date, terms of the buyer’s mortgage, length of inspection period, and others. When the time comes, every factor will be considered in our negotiation process as we review each aspect of the offers received on your home.
5. Final Steps
Once we have an executed contract it's time for the buyer to do their homework. They will have an agreed upon time frame to conduct inspections on the home. If purchasing with a mortgage, their lender will begin processing their loan and we'll be in constant contact to ensure nothing is overlooked. In the meantime, you'll begin your exit strategy that we already planned out.
